Building inspections

Effective 2009 of March it is a rquirement that Building  Inspectors be licensed and have propert insurance such as errors and omissions.  This can be found under the consumer protection website www.consumerprotectionbc.ca

A Buyers Agent should always advise of an inspection report as part of your subject clause.  The goal is to ensure the buyer has full knowledge of results of the results of the inspection, and if necessary, clarification from the inspector or any other qualified person.  Property Inspectors will note the deficiencies on the home and also educate the buyer on future repairs of the home.

RealEstate Agents are not licensed or qualified to do an inspection of a property. It is our due diligence to reccomend 3 qualified and licensed individuals for this important task.   

The RealEstate Council has recommended that the Buyer pay for their own inspection and also choose the inspector

SURVEY CERTIFICATE

BUYING A HOME IN TSAWWASSEN LADNER ALSO CONSIDERED SOUTH DELTA.  THIS IS WHAT YOU NEED TO KNOW ABOUT SURVEY CERTIFICATES.

MOST MORTGAGE LENDERS WILL REQUIRE A SURVEY CERTIFICATE AFTER THE CONTRACT OF PURCHASE AND SALE HAS BEEN SIGNED AND BEFORE THE COMPLETION OF THE PURCHASE.  THIS IS PREPARED BY A BC LAND SURVEYOR.  IT HOWS THE OUTLINE OF THE HOUSE AS IT SITS ON THE LEGAL LOT.  LENDERS REQUIRE A CERTIFICATE TO ENSURE THAT THE HOUSE DOES NOT ENCROACH ON A NEIGHBOURING PROPERTY.  IF THE VENDOR DOES NOT HAVE ONE, OR IF THE LENDER WILL NOT ACCEPT AN OLD SURVEY THEN THE PURCHASER WILL NEED TO ORDER A NEW SURVEY.  THE COST IS APROXIMATELY $200.00 - $400.00.  OFTEN THE LENDER WILL PAY FOR THIS FOR THE CLIENT.
